LEASE
DATED 5 APRIL 1810

Indenture being a Lease for a year of lands situate in the township of Little
Fenton in the parish of Church Fenton in the County of Yorkshire dated 5 April
1810, Mr James Swaine and his wife to Mr William Jackson reading as follows:

This Indenture made the fifth day of April in the year of our Lord one
thousand eight hundred and ten Between James Swaine of Sherburn in the
county of York Yeoman eldest son and heir at law of James Swaine late of
Newton Kyme in the said county of York farmer deceased and Mary his wife of
the one part and William Jackson of Tadcaster in the said county linen draper
of the other part Witnesseth that the said James Swaine and Mary his
wife for and in consideration of the sum of five shillings of lawful money of
Great Britain to them in hand paid by the said William Jackson at or before
the sealing and delivery of these presents the receipt whereof is hereby
acknowledged Have and each of them Hath bargained and sold and
by these presents Do and each of them Doth bargain and sell
unto the said William Jackson his executors administrators and assigns All
that one close of arable Meadow or pasture ground formerly in two closes
containing by estimation thirteen acres be the same more or less lying and
being in the township of Little Fenton otherwise Fenton cum Biggin in the
parish of Church Fenton in the said county of York formerly in the possession
or occupation of Robert Grant since in the several tenures or occupations of
Robert Shaw and James Mason but now of blank Hudson their undertenants
or assigns Together with all and singular ways waters watercourses hedges
ditches fences woods underwoods commons common of pasture property
commodities easements advantages emoluments and appurtenances whatsoever to
the same close closes pieces or parcels of ground lands and hereditaments and
every or any part thereof belonging or in any wise appertaining or to or with
the same now held used occupied possessed or enjoyed or accepted reputed
deemed taken or known as part parcel or member thereof or of any part thereof
And the reversion and reversions remainder and remainders rents issues and
profits thereof To have and to hold the said close closes pieces or
parcels of ground and hereditaments hereinbefore expressed to be hereby
bargained and sold with their and every of their rights members and
appurtenances unto the said William Jackson his executors administrators and
assigns from the day next before the day of the date of these presents for
and during and unto the full end and term of one whole year from thence next
ensuing and fully to be complete and ended Yielding and paying therefore
unto the said James Swaine and Mary his wife their heirs or assigns the rent
of one pepper corn only on the last day of the said term (if the same shall
be lawfully demanded) To the intent and purpose that by virtue of these
presents and by force of the statute made for transferring uses into
possession the said William Jackson may be in the actual possession of all
and singular the hereditaments and premises hereinbefore mentioned and intended
to be hereby bargained and sold with their and every of their appurtenances
and be thereby enabled to accept and take a grant and release of the
reversion and inheritance thereof unto and to the only proper use and behoof
of him the said William Jackson his heirs and assigns for ever In witness whereof
the said parties to these presents have hereunto set their hands and seals
the day and year first above written
