LEASE
DATED 19 JULY 1832

Indenture being a Lease for a year of the Dolphin Inn with a messuage or
tenement and lands situate in the parish of Uphill in the County of Somerset
dated 19 July 1832, Mr John Jones to Mr John Broadrick, reading as follows:-

This Indenture made the nineteenth day of July instant in the year of our
Lord one thousand eight hundred and thirty two And in the third year of the
reign of our Sovereign Lord William the Fourth by the Grace of God of the
United Kingdom of Great Britain and Ireland King Defender of the Faith Between
John Jones of the parish of Uphill in the county of Somerset wharfinger
of the one part and John Broadrick of the city of Bristol ship owner of the
other part Witnesseth that he the said John Jones for and in
consideration of the sum of five shillings of lawful money of Great Britain
to him in hand by the said John Broadrick at or before the sealing and
delivery of these presents well and truly paid and satisfied the receipt
whereof he doth hereby acknowledge Hath bargained and sold and by
these presents Doth bargain and sell unto the said John Broadrick his
executors and administrators All that capital messuage or Inn called
the Dolphin Inn together with the coach house stables barton garden and close
of Meadow land adjoining and containing two acres (be the same little more or
less) which said close of Meadow land formerly part of the Glebe of Uphill
was amongst others allotted to Simon Payne gentleman by way of exchange with
the Reverend Thomas Deacle clerk Rector of Uphill in and by the award of the
Commissioners named in and appointed by virtue of an Act of Parliament passed
for inclosing dividing and exchanging certain lands in the parish of Uphill
in the said county of Somerset and numbered 29 in the exchange plan annexed
to the said award for certain premises called Sandcrofts Tankard and an
allotment of land in Uphill Moor allotted to the said Simon Payne in respect
of a tenement called Horsington's or Peterson's and numbered 18, 58 and 2a on
the said plan And also all that other plot piece or parcel of land And
also all that messuage or tenement thereon erected and built by and now
in the occupation of the said John Jones All which said premises are situate
lying and being in the said parish of Uphill in the county of Somerset And
all houses outhouses edifices buildings barns stables ways paths passages
waters watercourses drains sinks sewers hedges ditches mounds bounds and
fences easements profits commodities advantages emoluments hereditaments
rights members and appurtenances whatsoever to the said two several messuages
or tenements lands hereditaments and premises hereby granted and released and
every part thereof belonging or appertaining And the reversion and reversions
remainder and remainders yearly and other rents issues and profits thereof To
have and to hold the said two several messuages or dwelling houses land
and premises hereby bargained and sold or intended so to be with the
appurtenances unto the said John Broadrick his executors administrators and
assigns from the day next before the day of the date of these presents for
and during and unto the full end and term of one whole year from thence next
ensuing and fully to be complete and ended Yielding and paying therefore
unto the said John Jones the rent of one pepper corn on the last day of the
said term (if demanded) To the intent and purpose that by virtue of
these presents and by force of the statute made for transferring of uses into
possession he the said John Broadrick may be in the actual possession of the
said several messuages tenements or dwelling houses outbuildings lands and
all and singular other the premises hereby bargained and sold and be thereby
enable to take a Grant and Release of the fee simple and inheritance thereof
to such uses trusts intents and purposes as shall be thereof declared in and
by one Indenture of Release already prepared and intended to bear date the
day next after the day of the date hereof and made or mentioned to be made
between the same persons as are parties hereto And to for or upon no other
use trust intent or purpose whatsoever In witness whereof the said
parties have hereunto set their hands and seals the day and year first before
written
