LEASE
DATED 17 OCTOBER 1830

Indenture being a Lease for a year of six cottages or tenements with a
Wheelwrights Shop and other buildings, yards, gardens and land situate in
Billingborough in the County of Lincoln dated 17 October 1830, Mr Thomas Burton
Burton to Mr Benjamin Smith reading as follows:-

This Indenture made the
seventeenth day of October in the year of our Lord one thousand eight hundred
and thirty Between Thomas Burton Burton late of Oundle in the county
of Northampton but now of Billingborough in the county of Lincoln gentleman
(devisee in fee named in the last Will and Testament of Ann Burton late of
Oundle aforesaid spinster deceased) of the one part and Benjamin Smith of
Horbling in the said county of Lincoln gentleman of the other part Witnesseth
that the said Thomas Burton Burton for and in consideration of the sum of
five shillings of lawful money of Great Britain to him in hand well and truly
paid by the said Benjamin Smith at or before the sealing and delivery of
these presents the receipt whereof is hereby acknowledged Hath bargained
and sold and by these presents Doth bargain and sell unto the said
Benjamin Smith his executors administrators and assigns All those six
cottages or tenements with the wheelwrights shop and other buildings and the
yards gardens and land lying under and adjoining to the same situate and
being in Billingborough aforesaid and containing three roods or thereabouts
abutting upon lands heretofore described as belonging to John Wright but
which did formerly and do now belong to Earl Fortescue on or towards the East
a Lane called the Back Lane land late of the said Thomas Burton Burton upon
which a Methodists Chapel is now built and lands of the said Thomas Burton
Burton on or towards the West the said Lane on or towards the North and lands
also belonging to the said Thomas Burton Burton on or towards the South and
now in the possession or occupation of Samuel Barnes William Leak Widow
Sharman James Smith Welbourn Leak and William Wright or their respective
undertenants Together with all houses outhouses edifices buildings barns
stables yards gardens orchards ways paths passages waters watercourses hedges
ditches fences trees rights members privileges and appurtenances whatsoever
to the said cottages or tenements buildings yards gardens land hereditaments
and premises belonging or appertaining And the reversion and reversions
remainder and remainders rents issues and profits thereof To have and to hold
the said cottages or tenements buildings yards gardens land hereditaments and
premises hereby bargained and sold or expressed so to be with their
appurtenances unto the said Benjamin Smith his executors administrators and
assigns from the day next before the day of the date of these presents for
and during and unto the full end and term of one whole year from thence next
ensuing and fully to be complete and ended Yielding and paying therefore at
the expiration of the said term unto the said Thomas Burton Burton his heirs
and assigns the rent of a pepper corn if the same shall be lawfully demanded
To the intent and purpose that by virtue of these presents and by force of
the statute made for transferring uses into possession the said Benjamin
Smith may be in the actual possession of all and singular the said cottages
or tenements buildings yards gardens land hereditaments and premises hereby
bargained and sold or intended so to be with their appurtenances and may be
thereby enabled to accept and take a Grant and Release of the Reversion
Freehold and Inheritance thereof to him his heirs and assigns To such uses
upon such trusts and to and for such ends intents and purposes as shall be
mentioned expressed and declared in and by a certain Indenture of Release
already prepared and intended to bear date the day next after the day of the
date of these presents and made between the said Thomas Burton Burton of the
one part and the said Benjamin Smith of the other part In witness whereof
the said parties to these presents have hereunto set their hands and seals
the day and year first above written
